Committente-Client: KRYALOS SGR S.p.a.
The property, consisting of two connected factory bodies, is located in Milan in the heart of the Porta Nuova district, close to the two main stations of the city (Central Station and Garibaldi Station). It consists of 7 and 9 floors above ground for the body of Via Pola 9 and Via Pola 11, respectively, and also includes two basements. The property is mainly for office use, houses a retail plate on the ground floor and a garage on the lower floors.
The project involves the renovation of the building, the goal of complete refurbishment of the facades is to restore value and prestige to the building.
The language used, unitary on all fronts in construction technologies and material-chromatic choices, is declined in different types of facade depending on the functionality of the interior spaces and their degree of sun exposure. The project plans to adapt the interior of the property to the current standards required for workspaces, with the possibility of being able to respond to the different current demands of the market. The main access of the complex will be through a new large double-height entrance. From the new lobby, bright and equipped with a central reception, it will be possible to reach the lifts for arrival on the floor. In addition, the existing lift systems and the redevelopment of the interior courtyards are planned, with the creation of green spaces that can be used for the users of the building.
